Booking Terms & Conditions
​(The Boring But Really Quite Important Bit)

Once your booking placed and confirmed it forms a binding contract. The following terms and conditions form the basis of that contract. We ask that you adhere to these terms and conditions at all times. Any questions before booking, just drop us a line
You and your property …
We accept no responsibility for loss of or damage to goods, injury or death to persons to the extent that such liability can be lawfully excluded. Cars, cycles, vehicles, motor caravans and tents including their contents and accessories are left at your own risk. We cannot be held responsible for any loss of or damage from or to any vehicle or its contents.


If your we cannot fulfil your booking …
If we are unable to fulfil your booking due to circumstances beyond our control (e.g., fire, flood, a plague of tent chomping swamp monsters etc.), alternative accommodation may be offered within an 18 month timeframe. In these circumstances where alternative dates or accommodation cannot be offered, deposits and any other monies may be fully refunded.

Refunds…
No refunds will be offered if you cannot complete your stay for any other reason;  this includes but is not limited to adverse weather conditions, illness, change of date and also includes if we have to ask you to leave due any anti-social behaviour which offends our staff, other guests or causes damage to our property and land 

Complaints...
Please talk to our staff and management immediately so we can aim to resolve any issues during your stay with us.

​Damage or breakages...
Please let us know about any breakages or damage as soon as possible during your stay. Charges may apply to replace damaged items or damage to accommodations. Please do not take any internal furnishings outside

Booking terms
  • Deposits paid at the time of booking are not refundable – this deposit holds your pitch until balance is due.If full payment is made at time of booking - the 'deposit' amount still remains at 30% web bookings and 50% large group bookings
  • Balance payment is due 30 days before arrival or at the time of booking if within 30 days. Although reminders may be sent, it is up to you, the customer to complete payment. Whilst we will try to contact you, you need to be aware that if the balance is not completed within the requested time your booking may be automatically cancelled and no refund or transfers will be available
  • If you do not arrive for your booking on your booked arrival day, within the arrival time, without prior notification your booking may be cancelled and no longer available
  • If you are having problems with a booking please call or email before completing your booking and we will be happy to help.  If you have completed your booking and have made a mistake please contact us asap.  Changes to confirmed bookings are not normally made, however in exceptional circumstances, at the managers discretion and within the constraints of availability we may be able to make changes to a confirmed booking. If changes are possible, an admin fee of 5% of the total booking value (with a  minimum of charge of £10) will be applicable. Management reserve the right to reject any claims for mistakes on bookings
  • We reserve the right to cancel any booking which does not adhere to our maximum occupancy of any accomodations
Cancellations:
  • After the full balance has been paid  (i.e. within between 29-15 days before arrival) a refund of 50% of the booking total, minus the non-refundable deposit, can be refunded for cancellations. Customers must notify us by email stating the cancellation reason.  
  • For all cancellations within 14 days from the date of arrival, none of the amount paid can be refunded and bookings cannot be transferred. This does not affect your rights if we can’t fulfil your booking (see above).
  • No refunds will be made for reduction in people or pitches/accommodations or removal of booked extras within you booking- normal cancellation policy will be applied

The number of guests…
Your booking is for a specific number of people for a specific number of nights.  If you wish to increase the number of people in your booking you must contact us prior to arrival in order that we can check availability and arrange for additional payment.
If you wish to reduce the number of people in your booking then our normal cancellation policy will apply – i.e. you can either cancel the whole booking and get a partial refund as per our T&Cs (above), or keep the booking as originally made.
In all cases, the number of people arriving to site must not exceed the number of guests when the booking was confirmed, except by prior arrangement and in any case shall not exceed the capacity of the accommodation as advertised
  • Due to site capacities we are usually unable to accept day visitors to site. Please contact us with any queries before arrival - any guests found on site without a booking means your whole party may be asked to leave (without refund)

Waste...
Please separate your recycling and glass and place in the bins on the car park. We cannot dispose of broken camping equipment/airbeds/electrical items or tents. These need to be taken home with you.
We do not allow water balloons/Chinese lanterns or fireworks on site due to debris

Camping Code
Whilst on site we ask all guests to respect our Camping Code (see below). If your behaviour is in breach of this code and is upsetting another guest or our staff, we reserve the right to require you to leave without refund’

Dogs..
We love well behaved dogs. One dog per pitch is permitted with the appropriate fee paid - please add at the time of booking. Dogs must be kept under close control at all times. Please clear up after your dog and dispose of the waste in the nearest bin, no foot flicking!

Parking...
All vehicles must display a valid parking pass whether in the car park or field. On arrival please register your car with us and we will make sure you are registered to use the car park. Failure to do so could result in a fine from a third party, which you will be liable for.

Noise...
We are a super chilled out family site so amplified music and generators are not allowed at any time. We ask for quiet enjoyment after 10.30pm and reserve the right to require you to leave the site without refund if your behaviour breaches this Camping Code and is upsetting our guests or staff

Visitors..
The number of people at your pitch must not exceed the number booked for. We are usually unable to accept day guest due to site capacities however there is plenty of public areas within the country park to meet. Please contact us in advance of your stay with any special requirements. Unfortunately if you are found to have unauthorised guests at your pitch you may be asked to leave without refund.

On leaving...
Please leave your pitch or glamping accommodation clean and tidy when you leave. We reserve the right to make additional charges if supplementary cleaning is necessary for our next guests.
 
Complaints...
Please let us any problems immediately so we can resolve any issues during your stay with us. We want you to have the BEST stay! It is very difficult for us to resolve issues once you have left the site

​Fires & BBQs...
Open fires in raised fire-pits and raised, sturdy BBQ's are welcome. Disposable, single use BBQs are not allowed on site.


Waste...

  • Green Bags - Paper, metal, hard plastic 
  • Glass - in glass bins around site
  • Black Bags - landfill (everything else)
  • Please take any broken camping equipment home with you.

​Some frequently asked questions ...

Do I have to book? Can't I just turn up on site?
During peak periods the site can fill up, and we don’t like to overcrowd our green space. So yes please book via this website before arrival - or call us before travelling to avoid a wasted journey

​Can I adjust my check in times?
Early check in and late check out for camping can be added upon booking in the extras stage where available. Those using glamping accommodations may be able to arrange a self check in - drop us a line.
Please arrive by your stated check in time or we may have to turn you away. It is not always possible to offer late check ins as this can be disruptive to other campers.

We want to camp alongside our friends; can we pitch together?
We don't have marked pitches on site - after check in you can choose within the meadow you have booked - for this reason We cannot guarantee pitches together but its usually not a problem, The upper meadow is best for multiple pitches.
We do not accept group bookings through 3rd party sites. For group payment plans, or bookings over 3 tents/10 people please email us.

Can I bring along my friends? 
All guests to site must be pre booked to stay. we no longer accept day guests to glamping or camping pitches. this is for the comfort of all onsite

I have a touring caravan; can I bring this to site?
No sorry, we do not accept caravans/folding campers (rigid sides) to our site at all. This is due to planning permissions and our location.
You only accept only small motorhomes, how small and why?
We only accept smaller motorhomes (approx. 4 berth, 6metres) something along the lines of a VW camper-van or ‘surf bus’. Our camping field is grassed and we do not have hardstanding so larger heaver motorhomes can churn this up.

Do you have electrical hook up?
No, sorry we do not have any electrical points on site so best to leave the electrical appliances at home.  We do provide a mobile phone charging service from our reception for a small fee.

Is there wi-fi on the site?
We don't yet have wi-fi at the site but you can get a good mobile signal and 4G/5G reception.

We are a large group; can we stay?
Yes group bookings are welcome. Please call us or email before booking to discuss your requirements.Large group bookings must be booked directly by email/phone

Can we have exclusive use hire then? 
This may possible at certain times of the year, please just drop us a line

We only want to camp for 1 night is this possible? 
We do generally have a min 2 night booking at peak times but please pop your dates into our online booking to check availability. If its available you will be able to book instantly, you can always contact us to check also

 Can I bring my dog along?
Of course! We are a very dog friendly site and welcome your pooch to join in the camping fun. Please prebook your pooch by adding them at the extras stage of booking. Some glamping options are limited to 1 small to meduim dog or 2 very small breeds

​Can I Bring along my own fire pit or BBQ? 
Of course, as long as your fire pit or bbq is sturdy and raised at least 30cm of the ground. Fire-pits are also available to hire on site (no pre-booking required). However please note Disposable metal tray BBQs are not allowed to be used on site at all. If you are using a firepit irresponsibly we reserve the right to remove this - you will be asked to sign our fire policy upon arrival. Charcoal and Logs are available from reception

Can we put up a gazebo or shelter?or bring a trailer?
Yes, if we have space available you can add this at the extra stages of booking. Each pitch allows 1 tent or 1 camper van, extras must be pre-booked

Can we bring along an extra car?
It is no problem to bring along an extra car however please pre-book this and Please make sure you check all vehicles in at reception on arrival to receive a permit.  Extra cars outside your booking are charged at £5.50 per day. There is a 1 car per tent included in the standard price. If you dont display your permit you may be charged a parking fine which you will be liable for, so this is important!

Do you have food options available on site?
During the summer season we have some fab pop up caterers visit us on site on selected dates, plus a cafe in the park and many eateries close by. 

I have never been camping! What should I expect?
Expect freedom with a back to nature feel, enjoy snuggling down with your friends and family and listening to the nighttime woodland sounds. Camping is all about a simple life and being outdoors so don’t worry what the weather will be like, you don’t need all the stresses of home life. 

But what if it rains?
We cant predict the great British weather but if it rains you can hunker down in your tent and enjoy listing to the patter of raindrops on canvas! If all else fails it is really easy to escape into Norwich city for plenty of indoor fun.

Can we re-freeze freezer packs? We need to keep the cheese cold!
Yes! We have a freezer available in our reception where you can refreeze your packs or rent ours for a small fee. We also sell ice cubes. We do not have any other cold storage onsite so bring along your cool box.

Can we swim in the Broad?
Whitlingham Great Broad is a safe haven for boating and water-sports so unfortunately only your pooches can take a dip here - please check for notices around the park for any changes in water quality. You can however take to the water in a kayak, canoe paddle board or solar boat. And there is a local swimming pool or an outdoor lido just a short drive away, and if you are confident,lots of wild swimming options

What about fishing? 
Not at present, however the River Yare runs through the country park and can be fished with the normal rod licenses. There are also stocked fishing pools locally try this website for ideas.
